Auction fees and cost

Selling a property at auction provides a fast and efficient route to securing a sale, but it is important for sellers to understand the costs involved. Unlike traditional property sales, where estate agent commissions and legal fees can accumulate over time, auction fees at Sold4U2Day are typically clear, structured, and payable only upon a successful sale. These fees cover essential services such as property marketing, legal processing, and auction administration, ensuring a seamless and professional selling experience.

Entry & Listing Fees

Before a property is listed for auction, some auction houses charge an entry or listing fee. This fee covers the initial administrative setup and property inclusion in the auction catalogue. However, at Sold4U2day there is no entry and listing fees.

Auctioneer’s Commission

The auctioneer’s commission is one of the primary costs associated with selling at auction. This is usually charged as a percentage of the final sale price and is only payable if the property successfully sells. Contact us for more information.

Legal & Conveyancing Fees

To sell a property at auction, a Seller Legal Pack must be prepared, which includes essential legal documents such as title deeds, land registry details, local authority searches, leasehold agreements (if applicable), and special conditions of sale. These legal costs typically range from £500 to £1,500, depending on the solicitor and complexity of the documentation

Marketing & Advertising Costs

At Sold4U2Day we include basic property marketing as part of the listing package, if some sellers choose to enhance their property’s visibility through premium marketing options. These additional services may include:

  • Featured listings on property portals in UK.
  • Targeted social media advertising (Facebook, Instagram, LinkedIn).
  • Professional photography & virtual tours to enhance property presentation.
  • Email campaigns and direct outreach to property investors

Premium marketing packages can vary according to the needs. Contact us for more information.

Withdrawal Fees (If Applicable)

If a seller decides to withdraw their property from auction after it has been listed, some auction houses may charge a withdrawal fee to cover administrative and marketing expenses already incurred. However, at Sold4U2Day we do not charge any such charges.

Understanding Costs for a Profitable Sale

By factoring in auction fees and costs when setting the reserve price, sellers can ensure they achieve a profitable sale while keeping expenses manageable. Transparency in understanding commission rates, legal fees, and marketing expenses allows sellers to make informed decisions and maximize the benefits of selling at auction.
